Çanakkale’s Eceabat district, in the Ismetpaşa neighborhood, holds a two-story building on plot 319, parcel 1, pafta 1116.c.08.a.D, with a total closed area of 2700 m² and an open area of 4000.11 m². Originally constructed in 2008 as a cold storage and fish processing facility built to European standards, the building was restored and repurposed as follows:
a. In 2018, a wine and grape processing facility with a total capacity of 151,000 liters was established and is currently operational.
b. Since 2020, two-thirds of the facility has been designed and operated as a boutique vineyard hotel (eTrUSCAN Boutique Hotel), which officially opened in June 2024.
The project idea emerged from genetic evidence proving that the ancient Etruscans, who once lived in Thrace and the Aegean regions of Turkey, migrated to Tuscany, Italy—formerly known as TUSCANY—during the 7th and 8th centuries BC. Historical findings show that the Etruscans taught the native Italians grape cultivation, horse riding, home building, and blacksmithing. Hence, the symbol of eTrUSCAN is the horse (AT).
The grapes produced in Tuscany, the settlement region of the Etruscans, bear similarities to those in Western Anatolia and Thrace. In grape processing, our aim is to achieve the quality of world-renowned wines like ‘Super Tuscan’ and ‘Brunello,’ which are produced in Tuscany, using similar methods here in Turkey.
As a hotel, we also aim to create significant historical and archaeological opportunities by associating the architectural knowledge of the Etruscans, who built permanent homes and cities, with the MAYDOS (Kilisetepe) mound located in our region.
Our hotel, designed as a 20-room boutique vineyard hotel, serves as an ‘Alternative Living Center’ (AYM) offering various sports and health activities for up to 40 guests. It features a multipurpose hall for cultural and technical workshops, as well as meetings and educational events.
Workshops in the hotel include activities such as cooking, scientific wine-making, archaeological excavation, ceramics, sculpture, mosaic, stained glass, wood carving, painting, and flower arrangement. A free market is set up for local women producers in the region.
Driven by its founder’s academic background, the hotel hosts special themed TEDTalks at least twice a year and monthly cinema and art (psikeCinema and psikeART) conferences. Guests also have access to a digital library and film screenings.
In the pastures and hobby gardens, practical training is provided on organic and sustainable farming principles.
The hotel offers its guests the opportunity to participate in daily archaeological excavations at the MAYDOS site throughout the year. Additionally, guests can enjoy highly informative concierge services regarding historical sites in the region, vineyards, scuba diving in the Çanakkale Strait and Saros Gulf, hiking and running on local trails, ATV and horseback riding tours, paragliding, and more.
eTrUSCAN® approaches grape production and processing with a completely natural and scientific approach. Starting from the selection of vine types for planting, through vineyard establishment, grape maturation, selection, and fermentation, every step is meticulously monitored by experts with the support of computer systems. Quality control is maintained through continuous observation and documentation to ensure compliance with international standards for grape products and wines, both in terms of content and characteristics.
To achieve this, mutual cooperation agreements have been established with producers in the Tuscany region of Italy. Grape varieties and clones that are best suited to the climate and soil conditions of Eceabat have been selected for vineyard planting. In addition, eTrUSCAN® staff participate in exchange programs, visiting these establishments to enrich their knowledge, experience, and expertise. This exchange aims to enhance eTrUSCAN® products to meet the expected quality standards in Italy and globally.
The project is currently in the application phase with relationships established with the University of Milan and University of Pisa for a joint European Union project. This application aims to determine the genetic relationships of existing grape varieties. Additionally, eTrUSCAN® has connections with the UCSF Viticulture Department in the USA for projects involving genetic analysis and comparison of grapes.
Furthermore, we have applied to the European Union for our ‘ACCESSIBLE VINEYARD’ project. This project focuses on universal design principles, providing specific access for visually/hearing-impaired and mobility-limited individuals using wheelchairs within our vineyards through infrastructure and digital applications.
Due to these initiatives, our hotel is being constructed largely accessible under universal design principles, accommodating visually impaired and wheelchair accessibility.
eTrUSCAN® offers its hotel guests unique alternative living options. It provides direct experiences of many historical and cultural opportunities nestled within nature. Guests will experience firsthand how vineyards connect human culture and how we utilize nature’s offerings from soil to plate.
Our 20-room vineyard hotel is designed to serve as an ‘Alternative Living Center’ (AYM), offering guests a retreat away from the urban sprawl in a rural and historical setting. The aim is to provide opportunities for relaxation, rejuvenation, and diverse experiences such as engaging with nature, physical and spiritual cleansing, and conscious living practices (including meals, tastings, breathwork, music, rhythm, and physical activities).
Reflecting Etruscan architectural style with minimalist Zen principles and a nod to local MAYDOS culture, our hotel is designed with a general architectural approach that integrates these elements.
The accommodation includes 17 standard rooms (approximately 18-27 m² each) and 3 Junior Suites (approximately 29 m² each), featuring one fully accessible room and three standard rooms connected to it, along with three connecting rooms (connecting room). Additionally, there is a large MANAGEMENT ROOM (76 m²) available.
Our hotel features a 20m x 7m pool, available for guests from April to October depending on climate conditions. Poolside bar services ensure guests can enjoy meals, drinks, massages, and other necessities throughout the day.
Adjacent to the pool in the left wing of the hotel, a Japanese Zen Garden has been constructed. Inspired by the UNESCO World Heritage site Ryoan-ji Temple in Kyoto, this garden offers specially designed meditation terraces for both external and internal use, allowing for contemplation and mindfulness exercises.
In response to the COVID-19 experience, the entire interior of our hotel is outfitted with antimicrobial nanotechnology-coated Kale ceramic tiles, ensuring constant and thorough disinfection.
Each unit in the hotel is individually heated and cooled with a VRF central air conditioning system, providing personalized climate control for guest comfort.
Clean and wastewater drains in the hotel are transferred to private sewage and treatment facilities as two separate lines, and then directed to the city sewage network. The water used in the hotel and pool is additionally treated by a special filtration system after passing through the city network, and individual drinking water dispensers are available in the rooms.
The kitchen is equipped with an oil separator system. A 24/7 camera security system with human surveillance covering the inside, outside, and back pasture of the hotel is in place.
External laundry and dry-cleaning services will be provided to guests for a fee.
A floor office will be located on the same floor as the hotel rooms.
A small-scale laundry and drying system will be available for emergency use of hotel sheets and towels.
In addition to the shower, toilet, and changing area for staff, a relaxation area will be created.
The hotel’s wooden workshop and ceramic oven under the
winter garden will be used.
A shelter has been provided in the hotel for use in case of emergencies. Gathering areas have been defined in this place or by the pool during emergencies.
The hotel has installed fire detection, alarm, and extinguishing systems in compliance with regulations. Two separate fire exits are available.
With the widespread use of smartphones, guests will be able to connect their personal phones to enjoy music, TV, and similar services instantly. For those not using this service, a phone line will be available in the room and bathroom.
Special eTrUSCAN furniture is used in our hotel.
If permission is granted, MAYDOS excavation products will be exhibited permanently or temporarily in our hotel.
A replica of the MAYDOS excavation site will be made available for guests to use.
Our hotel has the capacity to accommodate 3 horses in our stable and areas where time can be spent with the horses.
The lobby, winter garden, workshop, and gym in our hotel can be used as multi-purpose meeting rooms. Therefore, it provides a suitable environment for small and medium-sized group meetings. In addition, the pool and Zen Garden area and the rear pasture area create a suitable meeting space for outdoor events.
A 9-meter-diameter isohedral observatory is planned to be built on the hotel’s roof, and initial materials have been purchased. It will be named the HAYYAM OBSERVATORY in memory of the famous mathematician, astronomer, and poet.
An outdoor open-air cinema (digital 4K and 16:9 format) will be available in the hotel. During the winter season, this activity will be continued in multi-purpose halls.
Digital film and digital book/audiobook services will be provided to hotel guests for viewing in their rooms.
